Henderson VS Summerlin – What’s the Difference?

Henderson VS Summerlin – What’s the Difference? Finding the best place to move to in the Las Vegas Valley can be tough, but not because your options are limited. But because you have a ton of options to choose from.

I get a lot of out of state clients who tell me that they are interested in Henderson or Summerlin, but really do not know the difference between the two. Henderson and Summerlin are two of the most popular areas in the region.

Summerlin sits partly within the official city limits of Las Vegas, 20 to 30 minutes west of The Las Vegas Strip, with a population of 123,950. It is very close to Red Rock Canyon National Conservation Area and the Spring Mountain Range.

While Henderson is about 16 miles from the city and is located southeast of The Strip, with an estimated population of 310,390 in 2018.

So, this is something most people don’t understand, in reality you can’t compare the two. Henderson is actually a city in Nevada with many different master-planned communities. While Summerlin is the largest master-planned community in Las Vegas. To me this is a huge difference!

If you ask any local though, they will have an opinion about both areas and will prefer one over the other. Because the two areas are so similar in style, they are always getting compared. But which side of town is better?

Each of them has its benefits and could be a suitable choice for your next home. Deciding to move to Henderson or Summerlin can be hard, but we’ve come up with some tips to help you decide which place could be best for you.

HELPFUL TIPS FOR DECIDING TO MOVE TO HENDERSON OR SUMMERLIN

LOCATION

The first thing that you might want to consider is the location of each place.

Summerlin is just minutes away from Red Rock Canyon, a 200,000-acre conservation area full of scenic drives, hiking trails, wildlife and spots for biking and camping. Wet ‘n’ Wild Water Park is also home to Summerlin.

Henderson is closer to Hover Dam and Lake Mead National Recreational Area. Cowabunga Bay Water Park is home to Henderson.

LIFESTYLE

Compare Henderson and Summerlin and both are great for outdoor lovers.

SUMMERLIN

Summerlin is a multi-generational community with more than 150 parks, 150+ miles of trails, ten golf courses, 4 Community Centers with pools, more than two dozen public and private schools, 14 houses of worship, three resort hotels, world-class recreational facilities, retail and entertainment centers, well-established office parks, a state-of-the-art medical center, and its very own city center.

Summerlin is also the only master-planned community in Las Vegas with its own downtown, a stylish urban core bustling with city blocks of dining, shopping, entertainment, office space, and much more. An energetic calendar of social activities and resident-exclusive events makes Summerlin a one-of-a-kind place to live and play.

Summerlin is one of the most affluent communities in Nevada, and has received national acclaim for its amenities and quality of life.

HENDERSON

Living in Henderson offers residents a dense suburban feel. The City of Henderson offers 64 meticulously maintained parks for your enjoyment. In addition to open grass areas and playgrounds, features include walking courses, dog parks, skate parks, splash pads, and lighted sport areas.

Enjoy the great outdoors! The City of Henderson’s extensive 180+ mile trail system provides an opportunity for recreation and serves as a mode of alternate transportation.

The city also boasts the largest recreational facility – the Multigenerational Facility at Liberty Pointe – in Nevada as well as Nevada’s only scenic Bird Preserve. The city supports a variety of other cultural events, many of which are held at the outdoor amphitheater, the largest one of its kind in Nevada.

And an increasing number of major shopping malls, movie theater complexes, concert venues, restaurants and casino resorts offer residents a variety of choices for leisure time in Henderson.

CHOOSING A HOME IN YOUR CHOSEN NEIGHBORHOOD

If you think you have an idea of which neighborhood might be right for you, your next step is to find a home. Finding the right property for you isn’t something that you want to rush. You should make sure you give a lot of thought to what you’re looking for so you have something to start with when you begin your search. Make a list of wants and needs, as well as your budget, you can share with your real estate agent.

VERDICT?

Now that the details of each city have been compared, which is the best in the Vegas Valley? Of course, that’s for you to decide. Both neighborhoods are gorgeous, filled with great amenities and awesome homes to choose from. It shouldn’t be hard to find the home of your dreams.

Since the two areas are so similar, it all boils down to preference, location and what’s best for each individual. No matter your decision, I can help you find a spot that’s perfect for you.
