Even in a year marked by slower momentum, the Las Vegas Valley continues to stand out on the national homebuilding stage. According to a newly released report, two local master-planned communities ranked among the top 10 communities in the entire country for new home sales in 2025.

 

  1. Cadence

One of the standout performers in last year’s national homebuilder rankings was Cadence which ranked 3rd in the nation for new home sales among master planned communities in 2025. Cadence is a large master-planned community located in Henderson off Lake Mead Parkway, east of Boulder Highway, and spans roughly 2,200 acres, offering a wide range of new construction homes, parks, and neighborhood amenities.

Builders closed 1,247 new home sales in Cadence last year, placing the community firmly in the national spotlight. While sales activity remained strong, Cadence did experience a modest slowdown compared to the previous year, with new home sales declining by about 10% year over year. Even with that dip, Cadence continued to outperform nearly every other master-planned community in the country.

 

  1. Summerlin

Not far behind is Summerlin, which ranked 10th nationwide with 962 new home sales in 2025. As the largest master-planned community in the Las Vegas Valley, Summerlin covers 22,500 acres, stretches along the western edge of the valley, and is home to roughly 130,000 residents.

Summerlin’s continued presence in the national top 10 highlights its long-term appeal, strong infrastructure, and wide range of housing options—from entry-level homes to luxury and custom estates.

Like Cadence, Summerlin also saw a slight pullback in sales, with new home closings down about 9% from the prior year.

 

What This Means for Buyers and Sellers

Despite fewer total sales, the fact that Cadence and Summerlin still ranked among the top-performing communities in the nation speaks volumes about the strength of the Las Vegas Housing market. Demand remains steady for well-planned communities that offer lifestyle, amenities, and long-term value—even during periods of adjustment.

 

For buyers, slower sales can translate into more negotiating power, builder incentives, and opportunities that weren’t as common during peak market conditions. For sellers and homeowners, national recognition reinforces the continued desirability of these communities.
