Master Planned Communities in the Las Vegas Valley. What is a Master Planned Community? A Master Planned Community is a community with many neighborhoods in every price point; from starter homes to expansive estates. Prices will vary depending on how elaborate the amenities within the community are.
Before any dirt is ever moved, everything is predetermined. Once everything is planned, and legalities are handled, builders are selected who will ultimately purchase land and the rights to sell within the community.
Due to the cost of land, the vast majority of homes are two-story family-sized homes. Most areas will also have a neighborhood with all one-story homes. Some master-plan developers prefer their builders to offer at least 1 one-story floorplan. Others will make entire neighborhoods of one-story homes.
At the same time, all the landscaping is meticulously maintained and continually beautified. There are architectural guidelines and color schemes that tie every neighborhood together. Each master planned community will have design criteria specified by the developer that the neighborhoods must comply with.
The Las Vegas Valley is filled with around 75 carefully planned communities for residents who long for a suburban lifestyle. Master planned communities offer distinguished amenities and conveniences to residents who take pride in their home, lifestyle, and neighborhood.
While some established communities, like Summerlin, have been around for several decades, others are much newer on the scene and are already making top-selling lists.
Because of their sheer size, master planned communities can incorporate extensive recreational amenities like man-made lakes, professional golf courses, expansive parks and green spaces, hiking and jogging trails as well as extensive bike paths.
In Las Vegas, master planned developments are created with a coalition of different builders, many of whom are world-class. The variety of designs and styles among homebuilders promises a unique neighborhood concept. Homebuyers may choose from a variety of floor plans, lot sizes, landscaping amenities, home styles, and pricing throughout each neighborhood.
Master planned communities aren’t for everyone. Homes within a master-planned community will cost more, and monthly association fees can be high. If you want a lime-green house or a purple front door, let’s look outside of master-planned communities.
