Today we’re taking you on a driving tour of Kestrel Village in Summerlin West. We’ll show you the neighborhoods, builders, parks, amenities, and what makes this one of the newer villages in Summerlin. Construction began in 2022, and the village is still growing with 2 new neighborhoods currently under development.

WHERE IS KESTREL VILLAGE?

Kestrel Village is located in Summerlin West, just west of the 215 Beltway and Lake Mead Boulevard. The village sits south of Reverence and north of Kestrel Commons, placing it in one of the most desirable areas of Summerlin’s western edge. Many homes enjoy elevated lots with beautiful mountain and valley views, while residents benefit from convenient access to Downtown Summerlin, Red Rock Canyon, and major roadways.

KESTREL VILLAGE OVERVIEW

Construction of Kestrel Village began in 2022 as part of Summerlin West’s continued expansion. The village was designed to offer a blend of modern architecture, walkability, open space, and outdoor recreation. Throughout the community you’ll find a mix of gated neighborhoods, single-family homes, and townhomes, all connected by trails, parks, and thoughtfully planned streetscapes.

HOW MANY NEIGHBORHOODS ARE IN KESTREL?

Kestrel Village is made up of six neighborhoods, each developed by some of the nation’s top homebuilders. These neighborhoods include:

• Osprey Ridge by Richmond American Homes
• Falcon Crest by Woodside Homes
• Blacktail by Pulte Homes
• Dove Rock by Woodside Homes
• Mockingbird by Lennar Homes

Together, these six neighborhoods offer a variety of home styles, floor plans, lot sizes, and price points. While several of the original neighborhoods have already sold out, Kestrel Village continues to grow with Dove Rock by Woodside Homes and Mockingbird by Lennar Homes currently under development and actively selling. Crested Canyon by Taylor Morrison is a gated community that opened in July 2022 and has a total of 126 homesites featuring two & three-story home designs with 6 different floor plans to choose from ranging in size from 1,649 sq. ft to 2,242 sq. ft., with 3-4 bedrooms, 2.5 to 3 bathrooms and 2 car-garages.

OSPREY RIDGE – Sold Out

Osprey Ridge by Richmond American Homes is a gated community that opened in the Fall of 2023 and showcases an array of two-story floor plans from their popular Seasons™ Collection. Osprey Ridge offered 5 different floor plans to choose from ranging in size from 2,240 sq. ft. to 2,520 sq. ft., with 3 to 6 bedrooms, 2.5 to 3.5 bathrooms and 2 car-garages.

FALCON CREST – Sold Out

Falcon Crest by Woodside Homes is a gated community that opened in August 2022 and has a total of 110 home sites featuring all single-story homes with 3 different floor plans to choose from ranging in size from 1,950 sq. ft. to 2,218 sq.  ft., with 3 to 5 bedrooms, 2.5 to 3.5 bathrooms and 3 car-garages.

DOVE ROCK – Actively Selling

Dove Rock by Woodside Homes is a new townhome community that opened in February 2026 and will have a total of 67 single-family homes with 4 different two-story floor plans to choose from ranging in size from 1,716 sq. ft. to 2,217 sq. ft with 2 to 4 bedrooms, 2.5 bathrooms and 2 car-garages.

BLACKTAIL – Sold Out

Blacktail by Pulte Homes is a gated community that opened in September 2022 and has a total of 122 homesites featuring 3 story homes with 4 different floor plans to choose from ranging in between 2,338 to 2,572 sq. ft., with 3 to 4 bedrooms, 2.5 to 3 bathrooms and 2 car-garages.

MOCKINGBIRD – Actively Selling

Mockingbird by Lennar Homes is a new gated community that opened May 2025 and will have a total of 79 single family homes, some will have Next Gen Suites ranging in size from 3,000 sq. ft. to 3,335 sq. ft. with 5 bedrooms, 3 to 4.5 bathrooms and 2 car-garages.

KESTREL CREEK ARROYO

Our first stop is Kestrel Creek Arroyo, one of the signature outdoor features within Kestrel Village. This approximately 7.5-acre linear greenway opened in 2025 and provides residents with walking paths, landscaped open space, shaded seating areas, and passive recreation spaces.

The arroyo serves as an important connection point throughout the village, linking neighborhoods and encouraging outdoor activity. It reflects Summerlin’s commitment to creating communities centered around walkability, connectivity, and outdoor living.

BLUEBIRD PARK

Our next stop is Bluebird Park, one of Kestrel Village’s neighborhood gathering spaces. This park features a playground, climbing structures, shaded seating areas, and open green space for recreation and relaxation.

Bluebird Park offers residents a convenient place to meet with neighbors, spend time outdoors, and enjoy family-friendly activities. It serves as an important community amenity and contributes to the active lifestyle that many Summerlin residents enjoy.

FINAL THOUGHTS

Kestrel Village represents one of the newer chapters in Summerlin’s continued growth. With six unique neighborhoods, respected builders, beautiful parks, open space, and ongoing development, the village offers something for a wide variety of homebuyers.

Even though several neighborhoods have already sold out, Kestrel continues to evolve with communities like Dove Rock by Woodside Homes and Mockingbird by Lennar Homes still under development.
