New Construction Homes Coming Soon to the Las Vegas Valley. I always recommend buying in the beginning phases of a new construction community, because by the time that community is completed you will have gained equity into your home. With each new lot release, builders are always increasing their prices. I think it’s very wise to buy in the beginning phases of a new construction community.
Another important information when buying a new construction home, is that the property tax rate is typically 1% of the total purchase price and not the base price. Property taxes on a new home build tend to be a lot higher than if you were buying a resale home.
If you are thinking about buying a new home construction in the Las Vegas Valley, it’s important that you have your own real estate agent represent you. Keep in mind the builders will require that the real estate agent accompany and register you on your very first visit to the builder’s model home or community. Otherwise, if you visit a new home community and register without your agent, I will no longer be able to assist you in the process. It must be on the very first visit.
Talamore by Lennar Homes is coming soon to Viento Estates in Henderson, NV and will be located on Viking Road and Topaz Road. This gated community will offer 38 homesites with 3 single-story home designs: the Harlow, Gideon, and Pioneer. Prices have yet to be disclosed.
These homes will range in size from 2,289 to 2,535 sq. ft.! All floorplans will include Lennar’s signature Next Gen® – The Home Within A Home® suite. Sales will begin in this community later this year.
