Another important information when buying a new construction home, is that the property tax rate is typically 1% of the total purchase price and not the base price. Property taxes on a new home build tend to be a lot higher than if you were buying a resale home.
If you are thinking about buying a new home construction in the Las Vegas Valley, it’s important that you have your own real estate agent represent you. Keep in mind the builders will require that the real estate agent accompany and register you on your very first visit to the builder’s model home or community. Otherwise, if you visit a new home community and register without your agent, I will no longer be able to assist you in the process. It must be on the very first visit.

Elkhorn Grove is a new master planned community by Toll Brothers that will be located in the Northwest part of the Las Vegas Valley. This community will offer 2 collections; the Regalia Collection, which is all single-story homes and the Sentinel Collection, which is all three-story homes.

Taylor Morrison doubled down in Lake Las Vegas and purchased 122 acres in 2022 and will open three new communities with 435 home sites in 2023. Taylor Morrison’s three new communities will be Marbella, Portofino and Verona.
Portofino is 83 acres and will have 274 lots with one-story homes ranging in size from 1,980 to 3,500 sq. ft. The base prices range from the high $500,000s to low $900,000s
Verona is 29 acres and will have 127 lots. The two-story homes will range in size from 1,800 to 2,500 sq. ft. with prices ranging from the $400,000s to low $500,000s.
Marbella in Lake Las Vegas is coming soon to Henderson, NV. This beautiful single-story community will be located off Lake Las Vegas Parkway, just north of Reflection Bay Golf Club’s 12th hole, actually over-looking it. Prices Coming Soon!
