Read on for some great tips to ensure your home buying experience is smart and strategic:

1. Hire a Real Estate Agent:

If new construction is what you want, then the most important thing you need to do before you even look at the model homes, is hire a real estate agent. Not just any real estate agent, but an agent that is experienced in selling new construction homes. If you start looking at the model homes and register without your agent, then they will not be able to assist you in the process. They need to be there with you on your very first visit. My famous analogy is “would you go to court without being represented by a lawyer?” No, you wouldn’t! The sales rep at the new construction community represents the builder, while a real estate agent represents you. And get this, I am FREE of charge.

2. Get Pre-Approved for a Home Loan:

Before you even begin to consider buying a new construction home, you should get pre-approved for a home loan by a lender. That way, you will know exactly what you can afford and won’t waste your time looking at homes that are out of your price range.

3. Ask about any Additional Fees:

Make sure you ask about monthly HOA fees and Special Improvement District (SIDS) fees so there are no surprises.

4. Make a List of Must-Haves:

That is; square footage, number of beds and bathrooms and other features you consider a necessity. That will help you narrow your search.

5. Do your Homework on the Area:

Ask about schools, shopping centers, walking trails, nearby parks, etc.

6. Built from Ground Up or Buy a Move-In Ready Home:

Decide if you want to buy a new home that is built from the ground up so you can help “personalize” it. Or, do you prefer to move into an already built home that may not have all the features you want, but may be move-in ready. Both have advantages and disadvantages, so make sure you know your preference.

7. Build Time:

Be sure you know the build timeline for your new home so you can manage your own expectations relative to when your home will be ready. Check the contract and ask about the average build time, which can vary from neighborhood to neighborhood.

8. Builder’s Track Record:

Consider the builder’s track record in Southern Nevada.  How long have they been building here? Do they have a good reputation for high constructions standards and quality homebuilding? What about warranties?
