Sun City Summerlin is Del Webb’s first active adult community in Las Vegas, Nevada. It is nestled within the Spring Mountain Range at an elevation of 3,000 feet.

Construction began in 1989 by Del Webb and was completed ten years later. It is one of the nation’s premiere adult communities with magnificent views of the surrounding mountains and the Las Vegas Strip.

With 7,779 homes, Sun City Summerlin is the largest active adult community in Nevada. It boasts 4 clubhouses, 4 fitness centers, three 18-hole golf courses and three restaurants among many other world-class amenities. Sun City Summerlin boasts more amenities than any other active adult community in Las Vegas.

Sun City Summerlin has a total population of a little over 20,000 residents. It occupies approximately 7.17 square miles.

Overall, expenses in Sun City Summerlin are 18% lower than the National Average. Most people in the neighborhood own their home, with 82% of households being occupied by owners.

What is Sun City Summerlin’s Homeowner Assessments?

Each homeowner in Sun City Summerlin is automatically a member of Sun City Summerlin Community Association, Inc. Annual homeowner fees are used for financing the operation and maintenance of the Association, to landscape and maintain the common areas, to preserve, enhance and protect the assets of the community, and to finance the programming and management of the amenities for the benefit of the homeowners.

Association fees are approximately $137 a month. When you buy a home in Sun City Summerlin, you will be charged a full year of HOA dues.

 

What is Sun City Summerlin’s Asset Reserve Funds?

Sun City Summerlin maintains separate Asset Reserve Funds derived from annual homeowner fees, and the New Owner Reserve Assessment (NORA). The funds provide money for replacing and refurbishing the capital assets which are owned by the Association.

When you buy a home in Sun City Summerlin, you will be charged a one-time NORA fee of approximately $1,710.
